The building sits on a prominent corner on Auckland’s busy Dominion Road. While the construction is of conventional precast walls, steel framing and large-span hollow-core floors, the design is far from conventional.
The upper of the three floors houses small commercial tenancies, each with a garden courtyard. Car parking is accommodated on a continuous spiral ramp and an elevated circulation courtyard will ultimately link four sites as the building owner also has adjacent landholdings. A post-tensioned slab was required under part of this courtyard area.
At the ground level 50% of the sloping site is excavated up to a depth of around two metres – the retail space is part ground floor part basement. The foundation design is based on driven steel piles, but difficult ground conditions meant we had some adaptation and redesign to do during construction.
